Is Greater Housing Affordability Coming Soon to Florida?

Housing costs have been astronomical for as long as any of us can remember. Prospective buyers have such low chances of qualifying for home mortgage loans that prospective sellers do not even bother to list their houses for sale. They just wait until a mega millionaire, or worse, an LLC that is less than forthcoming about the identities of the mega millionaires it benefits, comes along and brandishes a wad of cash. More than half of renters spend more than a third of income on rent. According to Ana Teresa Sola of the CNBC Personal Finance website, the situation is so bad that it is preventing households from even forming; people continue to crowd into their parents’ and grandparents’ houses because they can’t afford to rent an apartment with roommates. This is old news, but everything else just got more expensive, too. When it seemed like our financial situation could not get worse, a glimmer of hope appeared, a bipartisan bill aimed at improving housing affordability. Don’t expect the new bill, if and when it becomes law, to deliver you a pre-approved mortgage loan for your dream home. It could, however, decrease the costs of homebuying and put you in a better position to qualify for a home mortgage loan. You, of course, can do your part in the meantime by getting your finances into shape with the help of a Boca Raton debt lawyer.
Provisions of the ROAD to Housing Act
The Renewing Opportunity in the American Dream (ROAD) to Housing Act is the first housing-centered bill in a decade to enjoy support from both major political parties. It includes a variety of initiatives to support the building of new housing units in areas where housing shortages are the most severe and to offer financial relief to low-income homeowners and homebuyers. These are some of the key provisions of the ROAD to Housing Act:
- Federal law will no longer require manufactured homes, also known as prefabricated homes, to be built on a permanent chassis. This will make them less expensive to build and to buy.
- The Community Development Block Grant Disaster Relief program by HUD will become a permanent program. Homeowners whose homes are damaged in any future natural disaster will be eligible to access funds.
- The borrowers of USDA mortgage loans will have the option to extend the term of the mortgage, thereby lowering their monthly payments, if they cannot keep up with the payments. This option was previously unavailable to USDA loan borrowers, all of whom live in rural areas.
This could mean that housing costs in Florida, especially outside of densely populated coastal cities, will become more affordable for current and prospective homeowners.
